Attic insulation in Toronto and the GTA typically costs around $2 to $4.50 per square foot installed for a standard project. The final price depends on how much insulation your attic already has, whether old insulation needs to be removed, and any work required before new insulation is added.
For a quick planning estimate:
| Attic Size | Typical Cost Range |
|---|---|
| 500 sq. ft. | $1,000-$2,250 |
| 750 sq. ft. | $1,500-$3,375 |
| 1,000 sq. ft. | $2,000-$4,500 |
| 1,500 sq. ft. | $3,000-$6,750 |
A straightforward attic insulation top-up is usually less expensive than removing old insulation and starting again.
What Affects the Cost of Attic Insulation?
The biggest cost difference is often the condition of your attic before the work starts.
Existing insulation level: An attic that only needs to be topped up to R-50 requires less material than an attic with little or no existing insulation.
Old insulation removal: Clean, dry insulation can often stay in place and be topped up. Wet, moldy or pest-contaminated insulation may need to be removed first, adding labour and disposal costs. See our guide on whether you should remove old attic insulation before adding new.
Attic size and access: Larger attics require more material, while difficult access can increase labour time.
Work needed before insulation: Air sealing, ventilation corrections, moisture problems or pest damage should be addressed before adding new insulation.
This is why two homes with similar square footage can receive very different attic insulation quotes.

How Much Can Rebates Reduce Your Attic Insulation Cost?
Ontario’s Home Renovation Savings program can reduce the cost of qualifying attic insulation.
For a Single Upgrade, the rebate covers 50% of the eligible after-tax insulation cost, up to:
| Existing Insulation | Maximum Rebate |
|---|---|
| R-12 or less | $1,250 |
| Above R-12 to R-25 | $1,000 |
| Above R-25 to R-35 | $800 |
For example, if an eligible attic insulation project costs $2,000 after tax and your existing insulation is R-12 or lower, the rebate can cover $1,000, bringing the after-rebate cost down to $1,000.
Homeowners completing two or more eligible energy upgrades can use the Bundled Upgrades route, where the attic insulation rebate can reach $1,500.
See our 2026 Ontario Attic Insulation Rebate Guide for the current rebate amounts, eligibility rules and the difference between Single and Bundled Upgrades.
