water heater repair-smelly or discolored hot water

If your shower smells like rotten eggs, or you see brown or rusty water going down the drain, your water heater is sending a warning. This usually means the chemistry inside the tank is off.

The good news?
These problems are common, fixable, and rarely an emergency.

This guide will help you:

  • Find where the smell or color is coming from
  • Try a safe DIY fix
  • Know when it’s time to call a professional
  • Learn how to prevent it from happening again

Step 1: The 1-Minute Source Diagnostic

Before blaming your water heater, check if the issue is coming from the city water.

Do this:

  • Turn on cold water only
  • Let it run for 2 minutes

What it means:

  • Smell or rust in both hot and cold water
→ The problem is likely in the city pipes or main water line
  • Problem only in hot water
→ Your water heater is the cause (keep reading)

Step 2: A Simple DIY Fix for Rotten Egg Smell

If your hot water smells like sulfur, you may be able to fix it yourself.

Why it happens:

  • Sulfur-reducing bacteria grow when the tank temperature is below 120°F

What to do (Temperature Shock):

  1. Set your water heater to 140°F (60°C)
  2. Leave it there for 24 hours
  3. Flush the tank
  4. Set the temperature back to 120°F

⚠️ Warning:
Water will be very hot during this time. Be careful to avoid burns.

Step 3: When the Problem Needs a Professional

If the smell comes back, or your water looks rusty or sandy, a part inside the heater is likely worn out.

SymptomLikely CauseProfessional Solution
Rotten egg smell won’t go awayMagnesium anode rod reactionReplace with an aluminum-zinc anode rod
Brown, yellow, or rusty waterWorn-out anode rodInstall new rod and flush the tank

Step 4: How to Prevent Future Water Quality Issues

In the GTA, hard water causes most water heater issues. Use this checklist to protect your system:

  • Flush the tank once a year
Removes sediment and bacteria (very important in Mississauga and Oakville)
  • Check the anode rod every 4 years
Replacing it early is cheaper than replacing the whole tank
  • Install a water softener
Reduces mineral buildup, rust, and scale
